Along with the cold weather, we’ve seen a bit of a cool-down in Dayton area real estate with a 7.2% decrease in sales from last month. Along with fewer sales this month, the overall inventory at the end of the month showed 4,412 active properties, representing a 6.4% decrease in the number of available homes from last month. Despite the cool, lower inventory levels (3.3 month supply) have helped to keep home values high with an average sale price of $167,717, a 5% increase in average sales price from 2017. So this is a great time for anyone looking to sell in a less competitive market for a higher dollar!
